Your air conditioner is a dehumidifier as much as it is a cooler — in Little Rock's climate it can pull gallons of water out of your indoor air every single day. All of it drains through a small PVC pipe called the condensate drain line. And in our river-valley humidity, that pipe grows slime.

Why Little Rock Drain Lines Clog So Often

Warm, constantly wet, and dark: a condensate line in a humid climate is a perfect algae nursery. Cities along the Arkansas River see some of the heaviest cooling-season humidity in the state, and systems here run long cycles that keep the drain line wet from May through October. The slime builds slowly, then the line plugs completely — and the water has to go somewhere.

Where it goes is the problem: into the drain pan, over the pan's edge, and into your ceiling, closet or floor. We see the damage every summer — stained drywall, warped flooring, and in attics, water coming straight through a light fixture.

Warning Signs & Prevention

• Water around the indoor unit or air handler — act immediately
• A musty smell when the AC runs
• The system shutting off randomly (some float switches kill the AC when the pan fills)
• Flush the line with a cup of vinegar twice each cooling season
• Have the line cleared and treated at every spring tune-up

If you see water where it shouldn't be, shut the system off and call — running it longer only adds water. Clearing and treating a drain line is one of the fastest, cheapest repairs we do, and every one of our tune-ups includes it.
